Cherryville is a massive 3400 acre master-planned community near Lockhart. It will become one of the Austin area's largest developments. Link Architecture was brought to the team because of feasibility expertise and experience in managing such large projects. Working with developers to identify multiple components of the community, we provided a comprehensive plan that laced each of these pieces together in a way that allows the developer to phase the project over time.
Smokey Denmark, an established name in retail outlets, sells smoked meats with their own 'down home' flavor. And down home is the brand trait they wanted to capture in their new Cedar Park facility. This 10-acre destination will house a meat-packing plant, restaurant and outdoor entertainment venue. Link Architecture helped them understand and determine their vision for the site and create a comprehensive master plan.
A feasibility study was conducted for this southeast Austin tract to understand the potential yield of 1.2 million sq. ft. on this challenging 150 acre site. We helped our client determine the development potential of this piece of land that contained such constraints as two petroleum pipeline easements, an overhead highline easement and a major storm water creek. The conclusion of the study gave the client valuable investment data needed to make the critical investment decision.
Located east of Austin's Airport, is a desirable location for logistics and distribution facilities given the proximity of the major highways and airport. However, with little street frontage and virtually no visibility, the land price dictated a high yield on the site. We were able to plan for a yield exceeding 13,500 sq. ft. per acre over this 110 acre tract and accommodated various multiple phasing options. These studies demonstrated the cost implications to our client and assisted them immensely in their investment negotiations.
Link Architecture is part of a team that focuses on small infill development opportunities. A 30,000 sq. ft. professional office building was proposed on this northwest Austin tract. Through our extensive feasibility study, we concluded it was a viable plan.
