The overall yield of the site was optimized to improve ROI and utilized economical building/envelope systems with a well detailed, closely controlled application of high-end systems and finishes to offer higher value.
* Work done while at RKP Architects Austin, TXA growing national advertising agency was looking to expand its downtown headquarters. GSD&M desired to have the expansion appear as the older sibling of the original sixth street development. After overcoming several regulatory obstacles, we completed the expansion with classic materials and innovative design ideas. True to its commitment to being green, an historic 48" caliper Pecan Tree was saved and relocated to another location on the site.
* Work done while at Susman Tisdale Gayle Austin, TXThe Texas Retired Teacher's Association was relocating their downtown headquarters. It was planned as their main headquarters as well as future speculative lease building for State Capital related tenants and other lobbyists. Even with a limited budget, a space was created that blends seamlessly with other high-profile downtown tenants and to showcase a high perceived value of their brand with their clientele.
* Work done while at RKP Architects Austin, TXThe idea behind this multi-phased class A suburban speculative office development was to generate as much rentable income as possible. A high degree of regulatory restrictions and physical obstacles drove building costs upward. Skillful systems selection and detailing led to lower cost construction allowing use of high-end materials in highly visible areas. This resulted in a more desirable rentable space.
